I’ve done this. Except I went on Craigslist and had roommates live with me. I charged 800-1000 per room and I had a ton of money leftover to invest. My mortgage was $1800 a month so I basically had the mortgage paid off with just 2 roommates.
Do what tech lead did and live with your parents!😂
Airbnb is a job, not a passive investment. Didn’t realize this when I started. Lots of cleaning, messaging, etc. Still can be worth it though. I much prefer permanent tenants/roommates though, they take care of themselves.
When I first started out, I bought a house and rented out the extra rooms to my buddies. I lived for free, and two years later, I sold that house and made $40k. Best thing i ever did. That allowed me to roll the profits into other rental properties, and I now own 10 units. It’s pretty crazy how fast things scale.
I want to do this when the opportunity arises!

This is definitely a plan of mine to start. No having a mortgage or rent payment can DRASTICALLY put you ahead of our plans 😱🙌

I have considered this and the only thing stopping me is I have a very nice single-family home with a split floor plan but I only have a spare bedroom but I live here. Not sure guests would appreciate me being around
Checked it out, calculator seems like BS. Actually go on AirBB and look at similar places and compare, maybe even spend a weekend in a couple to really see
Personally I feel more secure investing in stock than real estate, just because i am more comfortable and have more knowledge & experience in stock market.
I own a condo in a major city and most condo associations are very strict/against air bnbs. Ive noticed this in alot of major cities. They won't let me do it.
While this revenue stream does have some merit, I would never have strangers on my property. Never mind inside of my house. lol

The only flaw that I see here is you did not highlight how a person can use a 3% to 5% down payment owner occupied on a multi family house as their primary residence. It seems as though you make it sound as if only 20% down loans are possible whereas in fact there are many alternatives. In Troy, we used 5% down on a duplex that allows us a $400/mo rent payment and frees up a lot which then goes into Index funds (VTI) and paying off student loans quickly. In part because of low down payment, owner occupant house hack😀👍🏻
Easiest way is to rent out a spare bedroom. Definitely helps. I do this with my rentals and my personal residence! Hardest part I am finding as I get older is wanting to have a place all to myself.

In Munich and surroundings there is not such a thing like house for 289.000$ – for this price you can get spacious apartment. The rents you can charge are about the same like in your example…. so this probably doesn't work well here… 😀

Hi Ryan, I just love how much effort you put in dissecting this service in your review (and in all of your videos in general).But you didn't mentioned a crucial point on this video and just presented an ideal business position.What if the other guy who's practically going to be your neighbor, is a d**k?What if he's a horrible person who's making a lot of very loud noise during the day?What if he's going to damage to property?How is going to be accountable? You? Airbnb?There is a reason why there are contracts between these two parties when someone is renting his house, which you didn't talk about.
Living with cheap men in modern age, how about be a fucking decent man and get your own house like old responsible generation?
Average mortgage at $1030?? Where? In my region that isnt a 1 bed bsmt suite. Mortgage taxes utilities, couple thousand at least.
